Increasingly rare opportunity in traditional Andalusian villages.
Rare renovation project of two traditional Andalusian village houses offering excellent development and guesthouse potential
Located in the traditional village of Fuensanta de Martos in the province of Jaén, this property offers a multi-structure renovation opportunity in rural Andalusia.
The property comprises two adjoining village houses (approximately 50 m² each) together with two additional garden buildings (approximately 8 m² each), creating four existing structures in total.
Behind the houses are two unusually long private gardens, each with its own outbuilding at the far end. This layout provides excellent potential for redevelopment into multiple living spaces, guest accommodation, or a small rural tourism project (subject to planning approval).
Property Overview
The property includes four independent structures:
• House 1: approx. 50 m²
• House 2: approx. 50 m²
• Garden building 1: approx. 8 m²
• Garden building 2: approx. 8 m²
Both houses are situated side-by-side on Calle Alta and each benefits from its own long private garden, a feature rarely found in traditional Andalusian village houses. Each have their own title deed.
At the end of each garden stands a small additional structure which is believed to be an existing registered building (“grandfathered”). This may allow extension or conversion subject to local planning approval.
Renovation Project
The houses have been unoccupied for approximately 15 years and now require full restoration.
Parts of the rear roof structures have already collapsed due to age and weather exposure, opening sections of the property to the sky and creating a genuine back-to-structure redevelopment opportunity.
This allows the new owner to redesign and modernise the layout while restoring traditional Andalusian architecture.
Development Potential
Because the property already contains four separate structures, there are many possibilities including:
• two private homes with gardens
• main residence plus guest accommodation
• holiday rental units
• artist studios or workspaces
• small rural guesthouse project
• multi-family living or relocation property
Large renovation projects with multiple buildings and gardens are increasingly sought after by international buyers looking to create lifestyle properties or tourism accommodation in rural Andalusia.
Concept Layout Example
The property could potentially be arranged as follows after renovation:
Street / Calle Alta
HOUSE 1 – Main residence (~50 m²)
HOUSE 2 – Guest house (~50 m²)
Behind the houses:
Garden 1 → terrace and outdoor dining
Garden 2 → patio or small plunge pool
At the end of the gardens:
Garden building 1 → studio guest room / office
Garden building 2 → workshop or additional bedroom
This configuration could create three independent living units with gardens.
Potential Renovation Grants
Spain currently offers significant financial support for property renovation projects through programmes supported by the European Union and the NextGenerationEU initiative.
Depending on eligibility and the renovation project, grants may contribute:
• 40–80% of certain renovation costs
• energy-efficiency subsidies up to approximately €10,000–€20,000+ per property
• additional regional housing rehabilitation programmes in Andalusia
Many of these programmes are designed specifically to restore long-vacant rural homes and bring them back into use.
Interested buyers should confirm eligibility with local architects or municipal authorities.
Location
Fuensanta de Martos is a peaceful Andalusian village surrounded by vast olive groves and beautiful countryside in the province of Jaén. These properties are just minutes away from the motorways of Spain yet benefit from the clean fresh air of the nearby large olive groves.
Nearby towns include:
• Martos – approx. 15 minutes
• Alcalá la Real – approx. 20 minutes
• Jaén city – approx. 35 minutes
The area offers authentic Spanish village life while remaining accessible to larger towns and services.
Investment Potential
Renovated village houses in this region typically sell within the following ranges:
Small renovated houses (40–60 m²):
€45,000 – €80,000 depending on finish.
If converted into three separate living units, the property could potentially reach:
Estimated combined value:

This makes the project attractive for investors or buyers seeking a lifestyle renovation with income potential.

The province of Jaén will be one of those benefitted by the expansion of aid approved by the Junta de Andalucía, which allocates 2,486,790 euros to the rehabilitation of buildings within line 3 and 818,453 euros to the improvement of energy efficiency in homes within line 4. These funds are part of the credit increase that the Ministry of Development has incorporated into the Andalusian call for subsidies linked to the Recovery, Transformation and Resilience Plan. In the Andalusian complex, the maximum amount of the call for aid, in a non-competitive competition regime, for the improvement of energy efficiency in housing, the preparation of the book of the existing building for the rehabilitation and the drafting of rehabilitation projects is expanded by about 74.7 million euros. This is the order of November 11, 2025 published in the Official Gazette of the Junta de Andalucía consulted by Europa Press. This is a call framed in the Recovery, Transformation and Resilience Plan in Andalusia, financed with European funds and the Ministry of Housing and Urban Agenda. Specifically, 54,499,030 euros will go to line 3 of the call and will be for subsidies for the rehabilitation of buildings; for line 4 (improvement of energy efficiency in housing), the credit is extended by 20,191,969 euros. In the case of line 3, the distribution of the credit extension to be applied in the year 2026 is as follows: Almería will receive 4,289,618 euros; Cádiz, 12,758,223; Córdoba, 1,795,743; Granada, 6,536,613; Huelva, 4,153,916; Malaga, 3,821,472; and Seville, 18,656,655 euros. In the case of line 4, the distribution is as follows: Almería will receive 912,943 euros; Cádiz, 979,311; Córdoba, 2,619,776; Granada, 5,156,200; Huelva, 1,095,772; Malaga, 677,516; and Seville, 7,931,994 euros. Housing is one of the "fundamental axes" of Andalusia's budgets for 2026, with 740 million euros, 40% more than in 2025 and 180% more than in 2018. To this figure must be added the impact of tax measures on housing, which amount to 460 million euros per year, which in the end "raises the figure in 2026 to 1.2 billion euros," according to data offered by the Ministry. For the construction of new homes at affordable prices, the Board's budgets provide for 78.2 million euros. A part is aimed at the Rental Housing Stock Promotion Program for the granting of subsidies to public and private developers for the construction of subsidised rental housing, which has already accumulated six calls since 2019 and which this year has 31.7 million; in parallel, another 46.5 million euros are part of the annuity of line 6 of the Ecohousing Plan, with which European Next Generation funds are allocated to aid for the construction of housing in energy-efficient buildings for social rental and that in this call will promote the construction of 4,000 homes. The Ministry of Development has also indicated that it will bet on the rehabilitation of housing, endowed with more than 400 million euros, where subsidies for the energy rehabilitation of homes and buildings from the Ecohousing Plan stand out, the line of aid for accessibility and improvement of buildings - especially installation of elevators - and the urban regeneration of neighbourhoods, where eleven areas of urban regeneration will be acted upon. To these improvements are added the 20 neighbourhoods in which line 1 of the Ecohousing Plan is being acted. Likewise, the 34.2 million transferred by the State of the Youth Rental Bonus will be managed and the Andalusia Housing Guarantee Program will continue, the mortgage guarantee of the Board that has benefitted 2,250 Andalusians since its commissioning. The Junta de Andalucía will continue with the rehabilitation and conservation of its public housing stock through the Andalusian Housing and Rehabilitation Agency (AVRA), which, in parallel, is "leading actions for the promotion of subsidised housing" through the development of residential land.
